The short answer

Bathroom renovation costs for an average bathroom of 5 to 7 m² are roughly between €12,000 and €25,000, including stripping out, pipework, tiling, sanitaryware and 21% VAT (indication, 2026 price level). A basic renovation without relocating anything can come to around €8,000 to €12,000, a luxury bathroom with a walk-in shower, bath and underfloor heating easily €25,000 to €40,000. Moving drains and the choice of tiles and sanitaryware make the biggest difference.

What does a bathroom renovation cost at each level?

The figures apply to a complete renovation: the old bathroom out, new pipes and drains, waterproofing, tiling and fitting the sanitaryware. Where you end up within each level depends on the choices described in the following paragraphs.

  • Basic, same layout: roughly €8,000 to €12,000
  • Mid-range, partly new layout: roughly €12,000 to €25,000
  • Luxury, with bath and underfloor heating: roughly €25,000 to €40,000
  • Keep 10 percent aside for surprises behind the tiles

What do bathroom renovation costs depend on?

The largest cost is often not the sanitaryware, but the work around it. If you move the toilet or shower, drains have to be rerouted, sometimes through a timber floor. That takes time and sometimes requires changes to the floor.

Tiling counts heavily too. Large tiles or natural stone need a flatter base and more labour. A walk-in shower without a step needs a floor laid to falls, which is extra work.

  • Moving the toilet, shower or drains
  • Size and type of tiles, and how high you tile
  • Walk-in shower without a step or a shower tray
  • Underfloor heating and good mechanical ventilation
  • Condition of the floor and pipes under the old tiles

What is often not included in the price of a new bathroom?

When getting a quote, ask clearly whether the sanitaryware is included or whether you buy it yourself. Replacing a timber floor damaged by leaks, extra electrical circuits and adjusting the heating system are also often priced separately.

If the bathroom goes in a new location, for example in the attic or in a roof extension, other figures apply. Think of new pipes and a drain that has to run over a longer distance. In that case also read creating an attic room or what a roof extension costs.

How do you approach a bathroom renovation sensibly?

Combine the bathroom with other work where possible. If the house is being renovated anyway, pipes and drains can be laid properly in one go. What other elements cost is set out under what a house renovation costs.

Frequently asked questions

How long does a bathroom renovation take?

For an average bathroom, allow two to four weeks, depending on the scope and the drying time of the screed and tiling. If there is a second toilet or shower in the house, that period is easy to bridge. Also read renovating while you live there.

How much VAT do I pay on a new bathroom?

On a bathroom renovation you pay 21 percent VAT, on both labour and materials. The reduced rate of 9 percent only applies to labour for insulating homes older than two years, not to the bathroom itself. More explanation can be found under renovating and VAT.

Can I renew a bathroom partially?

Yes, for example just the sanitaryware or the taps. Once the tiles have to come off, a complete renovation is often wiser, because the waterproofing and pipes are then renewed as well.
