Renovation

We approach every home renovation house by house, because no two homes are alike. A pre-war terraced house calls for something different from a flat from the 1970s or a family home from the 1990s. For us, renovating means bringing the home back to a condition in which it will last for years again, both technically and in comfort. That can be done in one go or in phases, whatever suits your budget and schedule.

Bouwbedrijf R. Vlieland renovates houses and flats. We match the quality to your wishes and keep the budget central. That also means being honest about what needs doing now and what can wait. For a first impression of the budget, read what a renovation costs.

What we take care of

Renovation, Bouwbedrijf R. Vlieland

First, an honest survey

Before we demolish anything, we look at the condition of the home. A beautiful new kitchen makes little sense if the roof leaks or there is damp in the floor. So we check the technical side and discuss with you what takes priority. We often find old defects that need fixing first, such as wood rot in the frames.

  • Condition of roof, gutters and fascia boards
  • Damp, wood rot and cracks
  • Pipes, wiring and ventilation
  • Insulation of roof, walls and floor

A new bathroom as part of the renovation

A new bathroom is one of the most requested parts of a renovation. It is also where the most trades come together: plumbing, electrics, tiling, ventilation and carpentry. We coordinate that sequence, so the tiler does not have to wait for the installer.

Want to know what is involved? Read having a new bathroom fitted. You will find a rough market indication in the cost of a bathroom renovation.

Home renovation and making it sustainable in one go

If floors, walls or the roof are open anyway, that is the moment to insulate. Insulating later costs more and causes more disruption. We work with high quality insulation materials and, where possible, with sustainable and recyclable materials. The reduced 9% VAT rate often applies to the labour costs of insulation work in homes more than two years old.

Read more about the options in sustainable renovation and insulation. If the frames are due for replacement, you will usually include new windows, doors and frames as well.

A logical sequence

A renovation runs most smoothly when each step builds on the previous one. First the shell and the roof, then the services and pipes, then insulation and walls, and finally the finishing. Reverse that order and you end up opening things up twice.

With a large renovation it is sometimes more pleasant to live elsewhere for a while. With a phased approach you can often stay. We discuss this in advance, so you know what to expect.

Renovating an older home

Older homes often have details worth keeping, such as an old staircase, ornaments or wooden floors. We look at what can be repaired and what needs replacing. Extra rules apply to a protected building, so read renovating a listed building.

"Wij zijn heel tevreden over het vervangen van de kozijnen (ramen en deur) op ons dakterras. Richard werkt netjes, is vakkundig en komt zijn afspraken na. Je merkt dat hij zijn werk met zorg uitvoert. Al bij het opnemen van het werk dacht hij mee en kwam hij met goed advies. Het resultaat is echt mooi geworden en we zijn er dan ook heel blij mee. Zeker een aanrader!"

Frequently asked questions

Answers to the most common questions about renovation.

What is the difference between renovating and altering?

With alterations you mainly change the layout or the use of rooms. With a renovation you bring the home back up to standard technically and in comfort. In practice the two often overlap.

Can I stay at home during a renovation?

That depends on the scale. With a phased approach, part of the home always remains usable. If the bathroom and kitchen are renewed at the same time, living elsewhere for a while is sometimes more pleasant.

How long does a renovation take?

A partial renovation often takes a few weeks, a complete home longer. The preparation with the survey, choices and any permit also takes time. The quote includes a schedule for your situation.

Do you also renovate flats?

Yes, we renovate houses and flats. In a flat you need permission from the owners' association (VvE) for some items, such as frames, pipes in shared areas or a different floor. So check the deed of division and its regulations first.

What if something unexpected turns up during the renovation?

In older homes you sometimes come across something that was not visible. We report it immediately, explain the solution and agree the costs in advance. Only then do we continue.

Does asbestos need to be investigated?

Homes built before 1994 may contain asbestos. For demolition work an asbestos survey is mandatory in many cases. We discuss this in advance, so it does not cause delays during the work.
