Dormer installation is a smart investment that immediately adds liveability and value to your home. Where a sloping roof now makes the attic cramped, a dormer gives you headroom, daylight and square metres you can really use. A storage attic becomes a bedroom, a workspace or a spacious bathroom.

You notice the biggest difference in space. Under a sloping roof there is only a narrow strip where you can stand upright. A dormer raises that part of the roof straight up, adding a good stretch of floor where you can stand and walk. The wide window also lets in far more light than a roof window alone.
An attic with a dormer usually counts as a full storey. That makes the home more pleasant to live in and often worth more when you sell.

Since 1 January 2024 the Environment and Planning Act (Omgevingswet) applies. A dormer at the rear of a house often does not need a permit, as long as its size and position on the roof stay within the rules. At the front, or on a side facing the public road, an environmental permit (omgevingsvergunning) is usually required. Stricter rules apply to listed buildings and protected townscapes.
So always check your situation via the Omgevingsloket or with your municipality. More background in building without a permit and a permit for alterations. If a permit is needed, we can prepare the drawings and the application for you.
A dormer enlarges part of one roof slope. If you want an extra storey across the full width and depth, a roof extension is the bigger step. Which suits your home depends on the space you need, your budget and what the municipality allows. A dormer must be well insulated and watertight, or it becomes a cold or draughty spot. Wherever possible we use high-quality insulation materials and make sure the joins with the existing roof are properly sealed. That depends on the size and the construction method. A dormer prepared in the workshop is often on the roof within a short time. If we build it on site, it takes longer. The interior finishing comes on top of that. We agree the schedule with you in advance.
The price depends on the width, the materials, the window frames and the interior finishing. We do not quote fixed prices, because every dormer is made to measure. A free tailored quote is the quickest way to a fair price.
At the rear often not, at the front usually yes. It depends on the position, the size and your municipality's environmental plan. Check via the Omgevingsloket, or let us look into it for you.
Yes, usually. The roof is only open for a short time and we keep the house watertight in between. You will of course notice the work in the attic.
Yes. We can combine the dormer with insulation, walls and finishing, so the attic is ready as a room in one go. See also attic and storage loft.
