Verandas and conservatories

Having a veranda built means sitting outside earlier in spring and going indoors later in autumn. A canopy against your rear wall protects you from rain and strong sun, while you keep the feeling of being in the garden. If you want more shelter, a conservatory is the halfway house between indoors and outdoors. You use it as an extra room, with the garden within reach.

Bouwbedrijf R. Vlieland builds verandas, conservatories and extensions, in both uPVC and traditional styles. We make sure the structure suits your home, so it looks like part of the house rather than an add-on. You will find a first cost indication in what a veranda roughly costs.

Veranda or conservatory: what is the difference?

A veranda is a canopy with open sides. You are outside, but dry. A conservatory is enclosed all round, usually with a lot of glass, and is often used as an extra room. A conservatory keeps out the wind and, with heating, can be pleasant in spring and autumn too.

  • Veranda: open, light and relatively simple
  • Conservatory: enclosed, sheltered and usable as a room
  • Both possible in timber or uPVC
  • Side walls can be added later

Having a veranda built in timber or uPVC

Timber gives a warm, traditional look and suits older homes and farmhouses well. It does need maintenance. uPVC is low maintenance and clean-lined. For the roof you choose between a solid covering, which gives shade, and glass or polycarbonate, which lets the light through.

A glass roof keeps the room behind it lighter, while a solid roof keeps things cooler in summer. We discuss with you how you will use the space and choose the roof accordingly.

Foundations, drainage and connection

A veranda also needs a good base. On the soft soil found in large parts of Noord-Holland, we place the posts on pad footings or foundations that will not sink. The connection to the wall must be watertight and rainwater must drain neatly via a gutter. For a conservatory used as a room, the same principles apply as for the foundations of an extension.

Permits for a veranda or conservatory

A veranda or conservatory at the rear of the house can often be built without a permit, as long as it stays within the rules for the rear yard area. That depends on factors such as the size, the height and your municipality's environment plan. Always check via the Omgevingsloket. Read more in building without a permit.

Conservatory or an extension after all?

A conservatory with a lot of glass gets warm in summer and feels cooler than the rest of the house in winter. If you want to use the space as a living room all year round, a well insulated extension with wide sliding doors is often the better choice. You will find a rough price indication for a conservatory in conservatory costs.

Frequently asked questions

Answers to the most common questions about verandas and conservatories.

Do I need a permit for a veranda?

Often not, if the veranda is at the rear and stays within the dimensions for permit-free building. The rules do depend on your municipality's environment plan. So always check via the Omgevingsloket before construction starts.

Which is better, a glass roof or a solid roof?

A glass roof lets in more light and keeps the room behind it brighter. A solid roof gives more shade and stays cooler in summer. Many people choose glass on the north side and a solid roof or shading on the south.

Can a conservatory be heated?

Yes, for example with a connection to the central heating, electric underfloor heating or an infrared panel. The better the glass and floor are insulated, the less energy that takes.

Can I enclose a veranda later to make a conservatory?

Sometimes, if the structure and foundations were designed for it. If you are already thinking about that, tell us in advance. Then we will take it into account during construction.

How long does it take to build a veranda?

A veranda is usually up within a few days, depending on the size and the foundations. A conservatory takes longer because of the glass, the floor and any services. The delivery time of materials often determines the start date.

Do you build verandas near Zwaag?

Yes, Zwaag is our home base. We build verandas and conservatories throughout West-Friesland and the rest of Noord-Holland. See also contractor in Zwaag.
