An uninsulated attic is cold in winter and too hot to sleep in during summer. Insulating the roof slope is therefore always the first step. That can be done on the inside, between or below the purlins, or on the outside if the roof is being renewed anyway. The options are explained in insulating an attic.

At the Sloots family home in Heerhugowaard, the son wanted to sleep in the attic and his father wanted a hobby room. We divided the attic into two rooms with metal stud walls and roof windows for daylight. Above the rooms we built a storage loft, reached through a hatch, so there was still storage space left.

Whether an attic is suitable as a room depends mainly on the headroom and the stairs. A loft ladder is fine for storage, but for a bedroom you want a fixed staircase. Daylight comes in through roof windows or a dormer. Good ventilation prevents damp in winter and overheating in summer.
A storage loft is an extra floor in the ridge of the roof. Too low to stand in, but ideal for boxes, suitcases and Christmas decorations. Alterations inside the home usually do not need a permit, as long as you meet the technical building requirements. If a dormer is added or the structure changes, that may be different. Check with your municipality or via the Omgevingsloket, and also read building without a permit.
That depends on the insulation, the number of walls, the stairs and whether roof windows are added. We do not quote fixed prices. You will find a rough market indication in attic conversion costs.
With good insulation and ventilation, an attic room stays a lot cooler. South-facing roof windows catch a lot of sun, so external shading helps. Ventilating at night also makes a difference.
An attic is the floor under the roof, often with headroom. A storage loft sits above it in the ridge and is usually only suitable for storage. With a storage loft you keep storage space when the attic becomes a room.
