An extension does not start with bricks, but with a plan. Together with you, we look at the layout, the daylight and the connection to the rear wall. Then come the drawings and, if needed, the permit application. Only when everything is right on paper does work start on site. That thinking often takes a few months, but it prevents surprises during construction.
The foundations carry the whole extension and have to work together with the foundations of your house. In large parts of Noord-Holland the soil consists of clay and peat. There, an extension on piles is usually the safe choice, so that the new and the existing walls do not settle relative to each other. An extension makes a house deeper, and that can make the existing room behind it darker. That is why we think about daylight from the start. If the old rear wall disappears, a steel beam usually takes the load of the structure above. A structural engineer determines the size.
Since 1 January 2024 the Environment and Planning Act (Omgevingswet) applies. A rear extension can often be built without a permit, but that depends on factors such as its position on the plot, its size and your municipality's environment plan. So always check via the Omgevingsloket or with the municipality. We set out the rules in an extension without a permit.
If an environmental permit (omgevingsvergunning) is needed, we can take care of the drawings and the application. Even without a permit, the technical requirements of the Buildings Decree (Besluit bouwwerken leefomgeving) apply.

Usually, yes. Most of the work takes place outside the existing house. Only when the rear wall is opened up will you notice more of the work indoors. We agree that moment with you in advance.
In Dutch the two words are used interchangeably. An uitbouw usually enlarges an existing room, such as the living room. An aanbouw can also be a separate room, such as a utility room.
