Windows, doors and frames

Replacing window frames is not something you do every year, so it has to be done right first time. New windows, doors and frames keep the heat in and draughts and noise out. They also make a facade look crisp again and reduce maintenance for years. Bouwbedrijf R. Vlieland renews windows, doors and frames, in both uPVC and traditional styles.

We do not just look at the frame itself, but also at what surrounds it: the connection to the brickwork, the windowsill, the drip and often the fascia boards too. These are exactly the spots where leaks, draughts and wood rot otherwise develop later. If you would first like an idea of the budget, read what replacing frames roughly costs.

When is it time to replace your window frames?

Timber frames last a long time if they are well maintained. Still, there comes a point where repairing no longer pays. If the rot runs deep into the bottom rail or into several jambs, replacement is often the better choice. How to recognise it is explained in wood rot in window frames.

  • Soft wood or flaking paint at the corners
  • Windows and doors that stick or let in draughts
  • Condensation between the panes of double glazing
  • Single glazing or old double glazing without coating

Timber, uPVC or aluminium

Timber suits older homes well and can be repaired if something gets damaged. It does need regular painting. uPVC needs little maintenance and insulates well. Aluminium is strong and slim, so more glass fits into the frame.

Which material suits best depends on the style of your home, your budget and how much maintenance you want to do. The pros and cons are listed in timber or uPVC frames.

Project: new frame with French doors and new fascia boards

At a home with a thatched roof and a large glass facade, the client wanted an aluminium frame replaced by a new frame with two French doors in the middle. At the same time the fascia boards were replaced. The facade was tackled in one go, with one scaffold and one schedule. See the project frame and fascia boards renewed.

Fascia boards are often forgotten, yet they protect the roof edge against wind and weather. Read more in replacing fascia boards.

Glazing, insulation and replacing window frames

New frames also mean choosing new glass. HR++ glass is the standard in most homes, while triple glazing insulates even better and dampens more noise. What matters is that frame and glass insulate well together and that the connection to the wall is airtight. Otherwise heat escapes along the edges.

If you are insulating, check which VAT rate applies. The reduced 9% rate can apply to the labour costs of insulation work in a home more than two years old.

Do you need a permit?

Replacing frames with frames that look much the same usually does not require a permit. If the layout at the front changes, or if your home is in a protected townscape or is a listed building, an environmental permit (omgevingsvergunning) may be needed. Always check with the municipality or via the Omgevingsloket.

Frequently asked questions

Answers to the most common questions about windows, doors and frames.

How long does it take to replace a frame?

Fitting is often done within a day per frame, including sealing. The delivery time of made-to-measure frames usually determines the schedule. So there are often a few weeks between measuring up and fitting.

Can you replace just the glass?

Yes, if the frame itself is still sound. The rebate does have to be deep enough for thicker insulating glass. We check this in advance, so you are not faced with a surprise.

What does replacing window frames cost?

That depends on the material, the size, the glass and the finishing. We do not quote fixed prices. You will find a rough market indication in the cost of uPVC frames. For your home, we prepare a tailored quote.

Are timber frames still a good choice?

Certainly, especially for older homes or if you want a traditional look. Timber can be repaired and lasts a long time with good paintwork. Do allow for maintenance every few years.

Can a window be replaced by a door?

Often, yes. The wall section below the window is then removed and replaced by a door frame or French doors. At the front or on a listed building, a permit may be required.

Do you also work in Hoorn and the surrounding area?

Yes. From Zwaag we are in Hoorn within minutes. We replace frames throughout West-Friesland and the rest of Noord-Holland.
