uPVC window frames cost roughly €550 to €950 per square metre of frame in 2026, including HR++ glazing, fitting and 21% VAT. An average window therefore often comes to between €900 and €2,200, and the frames of a complete terraced house to €9,000 to €20,000. These are market indications, not our prices. The profile, the glazing, the number of opening parts, the colour and the finishing indoors determine where you end up. A tailored quote follows a no-obligation conversation.
A price per square metre only means something once you know what it includes. The cost of uPVC window frames roughly consists of four parts: the frame with its profiles and hardware, the glazing, removing the old frame, and fitting and finishing the new one. Frame and glazing together often make up half to two thirds of the total.
With every quote, ask whether removing the old frames, the trim work indoors and the sealant outside are included. These are exactly the items that differ between suppliers. Also read how to compare quotes fairly.
Fixed windows are the most affordable. Every opening or tilting part adds hardware and labour, and a door or sliding door clearly costs more per metre than a fixed window. A woodgrain finish or a colour on both sides is generally more expensive than white. Triple glazing, burglar-resistant hardware and trickle vents also add up.
Not sure about the material? In timber or uPVC window frames we set appearance, maintenance and lifespan side by side.
Replacing frames sometimes uncovers more than expected. Rot in the sill, a leaking weather bar or damaged brickwork around the frame often only becomes visible once the old frame is out. Also allow for plastering or painting indoors along the new frames, and sometimes scaffolding for an upper floor.
Frames and fitting are generally charged at 21% VAT. For fitting insulated glazing in a home more than two years old, the reduced 9% rate may apply to the labour. Check if you are unsure, or read renovation and VAT.
We work with window and door frames in uPVC and in traditional styles. After a no-obligation conversation we take measurements and record the choices for each frame, so you can see what every part costs. One project manager handles the work from measuring to completion. Read more under window and door frames. An example from practice is the new frame with French doors.
For an average window of about 1.5 m² with HR++ glazing, you can roughly expect €900 to €2,200 including fitting and VAT. A small fixed window sits at the lower end, a large window with opening parts at the upper end. Single windows are often more expensive per m² than a whole facade at once.
To buy, usually yes. Timber frames are often 10 to 30 percent more expensive per m² and also need periodic painting. For a listed building or a characterful facade, timber can still be the better choice.
Fitting often takes a few hours to a day per frame, depending on the size and the condition of the brickwork. For a whole house it usually takes a few days. The delivery time after measuring is generally longer than the fitting itself.
