The short answer

The cost of replacing fascia boards in 2026 is roughly €80 to €200 per linear metre, including materials, fitting and VAT. For an average terraced house with fascia boards at the front and rear, you often end up between €1,500 and €4,000, and a detached house costs more. The material, the working height, access and the condition of the timber behind determine the price. These are market indications. For your home, a tailored quote follows a conversation.

What determines the cost of replacing fascia boards?

Length is the starting point, but height and access weigh almost as heavily. A fascia board on the first floor of a terraced house can be reached with a mobile scaffold tower. With a high ridge, a bay window or a narrow alley, the work becomes more involved. The number of corners, the width of the boards and disposing of the old material also count.

  • Number of linear metres and width of the boards
  • Working height, scaffolding or a cherry picker
  • Wood rot in the roof edge or the structure behind
  • Finish: painted, clad or ready-made

Timber or uPVC: what is the difference in price?

Timber fascia boards are often the cheapest to buy, but they need priming and painting, and that paintwork comes back every few years. uPVC or fibre cement costs more per metre but does not need painting. Over twenty years, the total costs are therefore closer together than the quote suggests.

An in-between option is cladding existing, sound fascia boards. That only works if the timber behind is dry and firm. If there is rot, it is replaced first.

Why is a quote sometimes higher than the price per metre?

Often the problem is not just the fascia boards. If water has been sitting behind a leaking gutter or a cracked fascia for a long time, the roof boarding, the wall plate or the frame below may also be affected. That only becomes clear once the old boards are off. A good quote therefore includes a provisional sum for extra repairs. Rot in fascia boards and in frames often go together, see wood rot in window frames.

Combining pays off: if the scaffolding is up anyway, include the gutters, roof edge and frames. In the project frame and fascia boards renewed, both jobs were done in one go.

How do you go about replacing fascia boards?

Have the roof edge inspected, preferably before the paintwork is due again. If you first want to know how the work goes and what to look out for, read replacing fascia boards in our knowledge base. We include fascia boards in maintenance and restoration, with one project manager as your point of contact. After a no-obligation conversation you receive a tailored quote.

Frequently asked questions

How long do new fascia boards last?

Well-painted timber fascia boards often last twenty to thirty years, provided the paintwork is kept up on time. uPVC and fibre cement generally last a long time without repainting. A leaking gutter shortens the life of any material.

Is scaffolding always needed?

Not always. For a bungalow or a low extension, a ladder or a low mobile scaffold is sometimes enough. At height, scaffolding or a cherry picker is needed to work safely, and those costs are listed separately in the quote.

Can I have fascia boards and frames replaced at the same time?

Yes, and that is often sensible. You pay for the scaffolding only once, and the connections between roof edge, frame and facade are finished properly in one go. In cost of replacing window frames you can read what to expect.
