Home alterations

Home alterations turn a house that no longer quite fits into a home that will serve you for years. Think of an open-plan kitchen, an extra bedroom, a new position for the stairs or a living room without a dividing wall. Bouwbedrijf R. Vlieland works with a large network of specialists, each with their own expertise, and matches the quality to your wishes and your budget.

What sets us apart: all the work on your project is managed by the same project manager. You explain your wishes once and do not have to coordinate the carpenter, the plasterer and the installer yourself. For a first idea of the budget, read what home alterations cost.

Good home alterations start with careful thought

Alterations are rarely decided overnight. It often takes a few months of thinking to get your wishes right. So we first ask how you live now, what is not working and what the coming years will bring. A family with young children has different needs from a couple who will soon be working from home.

Then we make the choices concrete. Which walls need to go, where will the pipes run and what fits within the budget? That way you know in advance what will happen and what it will deliver.

  • How you use the space now and later
  • Which walls are load-bearing and which are not
  • Which pipes and services need to move
  • Which choices suit which budget

Removing a load-bearing wall for an open layout

An open-plan kitchen-diner often means a wall has to go. If it is load-bearing, a steel beam or another structure takes over the load. A structural engineer determines the dimensions, and we take care of the propping, the installation and the finishing. Read more background in removing a load-bearing wall.

If the kitchen is still too small afterwards, an extension for a kitchen-diner is a logical next step. The two projects combine well.

Bulkheads, walls and ceilings

A bulkhead neatly hides pipes, spotlights or a curtain track. In Amsterdam we built a bulkhead with a projector screen, which was then plastered. The screen disappears from view when you are not using it.

We usually build new partition walls with metal studs or timber, finished with plasterboard. That is light, quick and easy to insulate against noise. It lets you turn one large room into two smaller ones, or create a workspace without moving house.

Renovating while you live there

Most people simply stay at home during building work. That works if the job is properly phased. We agree in advance which rooms are out of use and when, when the water or power will be off for a while and how we keep dust to a minimum. You will find tips for that period in renovating while you live there.

Permits and VAT for home alterations

Many internal alterations do not need a permit. That can be different if you change the load-bearing structure, work on a listed building or alter a facade. Check with your municipality or via the Omgevingsloket. Read what to look out for in permits for home alterations.

For building work you usually pay 21% VAT on labour and materials. The reduced 9% rate applies to the labour costs of insulation work in homes more than two years old. If in doubt, check. Read more in renovation and VAT.

"Wij zijn heel tevreden over het vervangen van de kozijnen (ramen en deur) op ons dakterras. Richard werkt netjes, is vakkundig en komt zijn afspraken na. Je merkt dat hij zijn werk met zorg uitvoert. Al bij het opnemen van het werk dacht hij mee en kwam hij met goed advies. Het resultaat is echt mooi geworden en we zijn er dan ook heel blij mee. Zeker een aanrader!"

Frequently asked questions

Answers to the most common questions about home alterations.

How far ahead should I plan home alterations?

Start in good time, especially if drawings or a permit are needed. The thinking and preparation often take a few months. The sooner you get in touch, the better we can schedule the work.

What do home alterations cost?

That depends entirely on what needs to be done. A new partition wall is very different from a completely new layout with a steel beam. So we do not quote fixed prices, but prepare a tailored quote after a visit.

Do you work with regular specialists?

We work with a large network of specialists, each with their own expertise. Which ones work on your project depends on the job. The project manager coordinates them, so you do not have to worry about it.

Can I do part of the work myself?

That is possible by agreement, for example the painting or stripping out an old kitchen. Agree in advance who does what and when. That way the schedule does not grind to a halt.

Do you also take on small alterations?

Yes. We also take on a bulkhead, a new partition wall or a new layout for a single room. Smaller jobs get the same attention and the same dedicated contact person.

What happens if something unexpected turns up during demolition?

It happens, especially in older homes. We report it straight away, explain what is needed and agree the costs before we continue. That way you are never surprised afterwards.
