Looking for a contractor in Amsterdam? From Zwaag we are in the city in about 45 minutes. Many people in Amsterdam live in an apartment or upstairs flat, often under or on a flat roof. In Amsterdam we built a roof terrace with a timber roof extension and a bulkhead with a screen for the projector. That kind of bespoke work suits us: one project manager, short lines of communication and a large network of craftspeople.

Contractor in Amsterdam for roof terraces and roof extensions

For our project roof terrace with a roof extension in Amsterdam we started with a bare gravel roof in the middle of the city. First we removed the old roofing. Then we built a timber frame for the roof extension, with timber cladding and a frame with a door to the outside. A timber deck turns the roof into a usable terrace.

A roof terrace takes more than a deck. The roof structure must be able to carry the load, the roofing must stay watertight and a safe balustrade is needed. In building a roof terrace we set out the steps.

  • Check of the load-bearing capacity of the flat roof
  • New roofing where needed
  • Timber roof extension with cladding and door
  • Timber deck and a safe balustrade

Apartment and VvE: permission first

If you live in an apartment, the roof is usually shared property. For a roof terrace or roof extension you then need permission from the owners' association (VvE), in addition to any environmental permit.

In large parts of Amsterdam, extra rules also apply to the appearance of roofs and facades. A roof extension or roof terrace is therefore rarely permit-free. Read more in roof extensions and permits. Always check with the municipality or through the Omgevingsloket.

Bespoke work inside: bulkhead and finish

Not everything happens on the roof. For the bulkhead with projector screen we built a bulkhead with the projector screen concealed inside it. Afterwards everything was plastered smooth. You can read how it is done in making a bulkhead.

Frequently asked questions

Do I need a permit for a roof terrace in Amsterdam?

Often yes, especially if it includes a roof extension, railings or stairs visible from the street. The rules differ by location. So always check with the municipality of Amsterdam or through the Omgevingsloket, and in an apartment also ask the VvE for permission.

Can every flat roof carry a roof terrace?

Not automatically. Many flat roofs are designed only for their own weight and for maintenance. A structural check shows whether reinforcement is needed before a terrace or roof extension goes on top.

Do you often work outside West-Friesland?

Yes. Amsterdam falls within our Zaandam region, as does Koog aan de Zaan. We work throughout Noord-Holland.
